GPR TENANT INFORMATION

Qualifications To Rent:

- Applicants must submit an application and consent to a credit check and background check.

- Applicants must provide proof of income or employer must fill out an employment verification.  

- A rental verification or proof of ownership for 2 years must be proven.

- If an applicant is weak in one area, considerable strength in other areas will help.  May consider a co-signer.

- Must gross 2.5 to 3 times the rent monthly.

- Must be agree to signing a minimum 12 month lease.


Move-in Inspections:

- Address any concerns regarding interior/exterior of property.

- Note on inspection form any damage that was preexisting. 

- Note number of keys and/or devices.


Requirements for Move-out Inspections:

- Utilities MUST be on for the inspection.

- All furniture and personal items must be removed from the premises before inspection.

- The property must be vacant and all keys and devises must be turned the day of inspection.



Move-out Inspection:

- Remove all personal items and trash from property.

- Clean appliances (refrigerator, stove, vent-hood, dishwasher)

- Clean kitchen and bathrooms, wipeout bath and kitchen cabinets, clean floors and blinds/windows.

- Complete final lanscape maintenance.

- Carpets must be professionally cleaned. 

- The property must be returned in the exact same condition in which it was given.

- There will be a charge at move-out for any cleaning, trash-out, yard work or repairs that management has to complete.  There will also be a charge for re-keying the locks if your keys are not returned.  Your security deposit or any portion thereof minus any damages, will be returned within 30 days of M/O.
