Our Full Service management service includes, but is not limited to, the following:
- Establish market rental rates for your property based on similar properties in the area.
- Advise you on what needs to be done to show your property in rent ready conditions.
- Suggest what appliances should stay and which should be removed and why.
- Arrange and supervise turnkey services: repairs, painting, cleaning, and landscaping.
- Market the property using several sources including a yard sign, rent.com, Zillow, trulia, craigslist, and military housing sites.
- Schedule appointments with prospects to view properties.
- Screen all applicants by completing a credit and background check, income verification, and rental verification.
- Complete all move-in and move-out walk through for entry/exit damages and administer a minimum of 12 month lease agreements.
- Send welcome to your new home forms which includes move-in date, first months rent totals, utility connection contact, and renters insurance requirements.
- Complete work orders for issues that occur in the property. 24-48 hours for emergency work orders and 72 hours for regular maintenance issues.
- Collect monthly rent, late fees, and legal fees upon filling a dispossessory.
- Inspect the property every 6 months for housekeeping and preventative maintenance.
- Track lease expiration dates and complete all lease renewals.
- Pay owners by direct deposit and provide monthly cash flow statements.
